Opportunity Zones

Qualified Opportunity Zones (QOZs) are an economic development tool that encourages developers to invest in distressed areas in the United States by providing tax incentives. The map below provides an overview of the opportunity zones within Humboldt County and some of the available sites currently on the market. 

INCENTIVES:

Capital Gains Tax Deferral: Can defer Payment of Federal taxes on the realized gains of the investment as late as December 31, 2026.

Capital Gains Tax Reduction: This can potentially reduce the tax bill on the capital gains deferred by 10% or by 15% if the investment meets the five- or seven-year window.

Elimination of Taxes on Future Gains: If the investment qualifies and is held in a Qualified Opportunity Fund for at least ten years, there is no requirement to pay federal capital gains taxes on any realized gains from the investment.
